Why this decision needs more than one number

Principal and interest are only one part of a homeowner’s cash flow. Property taxes, homeowners insurance, mortgage insurance, HOA dues, and maintenance planning can change the monthly number materially.

Methodology and limitations

The calculator uses a standard fixed-rate amortizing-loan formula for principal and interest. All other recurring amounts are the numbers you enter. It does not quote a loan, model changing rates, calculate APR, or predict escrow changes.
